MIAMI DESIGN DISTRICT
The Miami Design District is primarily located in a twelve square block area between N.E. 38th Street on the south to N.E. 41st Street on the north, and from North Miami Avenue on the west to N.E. 2nd Avenue on the east. This area primarily contains businesses that cater to the architectural and interior design business. Typical shops and offices include architectural and interior design firms, furniture stores, lighting, flooring, plumbing fixtures, carpeting, antiques, upholstery shops and related businesses. The area is now vibrant with numerous architecturally significant buildings which have been renovated. The Design and Architecture Senior High School is located on N.E. 2nd Avenue within the District and internationally known brands such as Fendi, Ligne Roset, Hestia and others are increasingly part of the retail presence in the area.
The Art Basel Miami Beach International Art Fair is an annual occurrence in the area that lasts for a week and attracts visitors from around the world. The objective of the event is to create the leading contemporary art show of the Americas and a winter meeting place for artists, galleries, collectors, curators, critics and art lovers. It typically includes evening street celebrations and musical performances along N.E. 39th and 40th Streets in heart of the District. The entire area is easily accessed via major roadways, most notably SR-112 which runs east to Miami Beach and west to I-95 and beyond to Miami’s International Airport. Within the Design District’s compact twelve-block area, the most vibrant commercial and visitor activities are primarily concentrated along North Miami and N.E. 2nd Avenues, and along N.E. 40th Street, which runs between the avenues. These are the most desirable areas that attract the most foot traffic, an essential component for retail, restaurant and showroom businesses. As a consequence, values in the area can vary dramatically over short distances, depending on a property’s location relative to these three important thoroughfares.
